One calendar, no double bookings
Website, team, channel, owner and lease bookings all draw from one calendar per property. A night taken once is refused for any other request.
Airbnb, Booking.com and Vrbo in sync
Channel calendars are read every few minutes and updated in return, so a night sold anywhere closes everywhere. A clash in the short window before sync is flagged at once, never dropped.
Prices that follow the seasons
Nightly, weekend and extra-guest prices, cleaning fees and long-stay discounts, with seasons where the shorter one wins. Try a price shows exactly what a guest will pay.
Holiday stays and long leases
Rent a property by the night, by the month, or both. Activating a lease blocks the calendar and invoices the rent automatically every month.
Built for EU rental rules
Registration numbers on listings under EU 2024/1028, tourist tax per adult per night on its own invoice line, and monthly guest register exports for SES.HOSPEDAJES, Alloggiati Web and SIBA.
Messages that send themselves
Confirmation, balance reminder, arrival instructions, review request, cancellation and lease welcome go out on time, by email and on WhatsApp for guests who accepted it.
A private page for every booking
Guests pay the balance, sign the rental agreement, fill in the guest list, cancel and leave a review from their own booking page. Agreements can also be signed with NIZU Sign.
Marvin and AI assistants
Ask Marvin about arrivals, departures and availability, or show it as live chat on your website. Connected AI assistants can book or block nights, with permission, on the same calendar.
